Horry County's planning commission has been presented with a rezoning request that would allow for 350 new homes to be built near the state line on Highway 57 North.
The planning commission held a workshop Thursday, May 29, where an initial review was given for a rezoning and planned development district to redevelop 157 acres in the Little River area to allow for 250 single-family homes and 150 townhomes.
The two parcels would be rezoned from rural to rural communities in the Horry County Imagine 2040 Comprehensive Plan, if the rezoning request is approved. Planning commission was set to consider the project at its next meeting Thursday, June 5, where the 11-member group would vote on whether to recommend approval or denial to Horry County Council, but that item has been deferred meaning it will not be discussed at the June 5 meeting.
The project plans also specify that about 16 acres of land will be used for commercial use bordering Highway 57 North.聽
鈥淚f you remember when this was originally submitted, it was all residential,鈥 said Shep Guyton, a representative for the developers, told planners at the recent workshop. 鈥淚n our conversations with staff and with council, given the proximity to the economic activity center and the transportation corridor, we all felt like it was important to preserve some commercial and industrial usage in that location.鈥

The maximum lot size for any houses would be 10,000 square feet and the development agreement specifies that a maximum of 350 homes can be built, with the developer paying a $5,700 fee per unit to Horry County. Near the state border and south of the 黑料社入口 River, the property could be impacted by the extension of S.C. 31.
鈥淭he proposed project contains two of the potential routes for the Hwy 31 Extension. Through a development agreement, the developer has agreed to reserve both corridors until such time as a route has been determined and has committed to dedicating any portion of required ROW to Horry County,鈥 the county鈥檚 rezoning review sheet explains.
After the item is voted on by the planning commission at a future meeting, county council will then have to vote on the proposal three times, with the second meeting acting as a public hearing. Residents will have the chance to voice their opinions at the planning commission meeting.

NOTHING should be done until North Carolina makes a decision on the 31 extension. They have dragged their feet for years and it's ridiculous. Horry County government isn't much better with their money grab that's borderline irresponsible.
Rezoning of property that joins hwy 57 north, should not even be considered, the traffic situation on 57 north is horrendous, with the semi traffic and all the out of state traffic that gps sends for a short cut to hwy 31, many times during the week, traffic will be stop and go from the god awful hwy 9 intersection to hwy 111, or further and these people want to add, potential thousand plus more cars to the daily disaster, ridiculous to even consider.

We live in Ashton Acres on 57 and it takes forever just to get out of our development onto 57 yet alone down to 9 before we get anywhere
Stop and go every day no matter what time one goes out
When we moved here in 2002 we were told the woods all the way down on both sides of 57 was Rated Commercial no other developments were to be built. You could walk on 57 and cross 9 with hardly any cars or trucks
Now we can鈥檛 even get out of our development because of all the traffic
It is always backed up and takes a good 10-20 minutes just to get onto 57 let alone get down to 9 in order to get on 17 or 31
You all need to stop building until you take care of the electric, water, roads, widen them, add pull offs for each development that doesn鈥檛 have any
Put more lights up to help the flow of traffic
Stop being so money hungry you are not thinking of anyone already here for years. We can鈥檛 take anymore traffic on 57 N
My thoughts looking at the map of Horry County this purposed project looks outside of Horry County lines and shows it in Dillion County I am confused as where boundary lines are Just asking thank you
Where Highway 57 turns to Hickman Road is the state line, so the project is in Horry County and touches the state border.
Horry county should have a moratorium om all building until they upgrade the roads and utilities. Rt.57 is backed up for a mile at the Rt. 9 junction. You can't even exit the communities along the way. They should have extended Rt.31 to Rt.111 for now.
Does the planning commission not hear the complaints from residents that the Whole areas of horry county are over built and there needs to be a moratorium then a stop order on building!!! The present infrastructure is overburdened and cannot keep up. Roads are starting to show early crumbling due to ithe pounding of cars and trucks. Stop building homes everywhere!!!!! It鈥檚 overpopulated and the county and planning commissions tax money greed and power is out of control !! Routes 17-57-31-22 are already bumper to bumper race tracks. It鈥檚 ridiculous to drive anywhere now in a reasonable amount of time no less the traffic accidents and congestion. STOP!!!
